The chart below provides the dramatic changes in our local Real Estate Market from 2004 forward to what we are seeing today. This year through the end of May, the Punta Gorda and Port Charlotte communities, both in Charlotte County, and North Port in Sarasota County are seeing sales under the $50,000 price dominate almost 15% of sales. The second largest price range is $100K-$120,000, reflecting 9.5% of sales.
Englewood, split between Charlotte County and Sarasota County, is experiencing slightly different market activity with the largest percentage of sales in the price range of $60-$70,000 , while the second largest percentage of sales are in the price range of $160K-$180,000.
Venice, located in Sarasota County Florida is seeing the larger majority of sales in the $200-K-$250,000 price range, while the second largest sales activity is in the price range of $160K-$180,000 price range.
And another significant area that is adjacent to Charlotte County is the community of Sarasota, which is seeing the majority of sales in the price range of $200K-$250,000 and the second largest number of sales in the price range of under $50,000.
What this boils down to is that there are a lot of very good deals in each of these areas. We're seeing second home buyers and many investors looking for the best deals. That doesn't mean a bunch of distressed properties, that means properties that are priced right.
